How do I know if a property is available?
If it's on our website, it is still for rent.
How do I schedule a viewing?
Most of our rentals are available for self tours. Please text a picture ID with the property address to 904-801-9329. We will then send a lockbox code to enter.
Is there an application fee?
Each adult (18+) who will live in the home must apply separately. There is a $50 application fee per applicant. Application fees are non-refundable and must be paid online at the time of applying.
How long does the application process take?
Our Property management team processes applications as quickly as possible. It can take from 1-5 working days to complete the entire application process. Please allow at least 24 hours from the time you turn in your completed application before expecting an update. Should additional information be requested, the applicant(s) will be contacted via email provided on the application. Should the applicant(s) fail to provide the information requested, the application may be denied.
How long will you hold a property?
We cannot hold a property. Every home will remain on the market and available to any applicant until we receive a signed lease and a paid security deposit from an approved applicant.
Are pets welcomed?
Certain properties will accept pets with owner and HOA approval. It is up to each property owner to define which pet(s) are allowed. An additional one-time nonrefundable pet fee of $250 applies per pet.
Who pays for utilities?
Unless otherwise specified, the tenant pays for all utilities which can include water, sewer, stormwater, trash, electricity, gas, recycling, cable, phone, internet or other monthly utilities.
Are appliances included?
Unless otherwise noted, homes are leased as-is with the appliances in place at the time of your walk through. Washers, dryers, ice makers, and disposals (if present) are available for the tenant’s use, but they will not be maintained, repaired, or replaced by the landlord.
